What a paver patio actually costs in Bergen County

Most of our terrace projects land between $52,000 and $140,000. The paver you choose moves that number less than almost anything else — access, grade change and drainage move it far more.

Every project on this site is published with the range it actually cost. That is unusual, and it is deliberate: if the number is outside what you had in mind, you have learned something useful in thirty seconds rather than after an hour in a meeting.

Across our last several years of work, terrace projects in Bergen and Essex have run between roughly $52,000 and $142,000. The wide spread is not about the paver.

What actually moves the number, in rough order of impact: access for machinery, how much the finished grade differs from the existing grade, whether there is a retaining structure involved, whether drainage has to be engineered and permitted, and only then the material.

Access is the one people never anticipate. A back yard reachable by a full-size excavator and a dump truck is a different job to one where every cubic metre of spoil comes out through a 900 mm side gate on a conveyor. The second can add thirty percent to the excavation line on its own, and there is no way to design around it.

Grade change is the second. Moving a terrace 300 mm closer to the house floor level sounds trivial and is not: it can turn a simple cut into a fill operation with a wall holding it, which brings engineering, drainage and a permit with it.

The paver itself, for a typical 800 SF terrace, is a few thousand dollars of difference between the least and most expensive units we would actually specify. It is the most visible decision and close to the least expensive one.

Questions this raises

Why do contractor quotes vary so much for the same patio?
Almost always because they are not the same patio. Ask each quote what the excavation depth is, how many lifts the base goes in, and what happens to the water. A quote that is forty percent cheaper is usually forty percent less base.
Do you give a price at the first visit?
We give a written range before anyone comes out, based on what you tell us in the form. The firm number comes after we have shot grades, because before that it would be a guess with a decimal point on it.
